USEFUL INFORMATION FOR TENANTS:
Once a tenant has seen a property that they would like to apply for a reservation fee must be paid. The application is subject to the Landlords acceptance. If through any reason on the tenants part they fail the referencing or do not complete, the amount shall be forfeited in favour of Centurion Property Management Services Ltd.. If application forms are not returned to Centurion Property Management Services Ltd. within 72 hours it shall be deemed that the tenant has withdrawn interest in the property and the reservation fee shall be forfeited in favour of Centurion Property Management Services Ltd..
Each tenant on the tenancy agreement agrees to pay £100.00 plus V.A.T. Agreement Fee and Stamp Duty if applicable and for all renewal Agreement Fees at £50.00 plus V.A.T. thereafter.
From time to time the referencing agency will ask an applicant to provide a guarantor. A tenant must be aware that if this is requested and they are unable to provide a suitable guarantor it will be deemed that they have withdrawn from the application.
A deposit will be required to be held during the tenancy against loss, damage or charges at the end of the tenancy. The deposit is the equivalent of one months rent unless otherwise agreed.
Rent to be paid monthly in advance commencing on the first day of the tenancy and then on the same day each month thereafter. Standing orders should therefore be set up to leave the tenants account 3 days before the actual rent due date.
The proposed Tenant will be required to make the first payment of Rent, Deposit and Agreement Fee by either CASH, BUILDING SOCIETY CHEQUE or BANKERS DRAFT **PERSONAL CHEQUES WILL NOT BE ACCEPTED**
The tenant will be responsible for all charges including Electricity, Gas, Telephone, Council Tax and water / Sewage charges and will contact the relevant suppliers and have the accounts put into their name prior to the commencement of the tenancy.
The tenant will be responsible for insuring their own possessions.
All parties to the Agreement to be present to sign before the keys will be released (including guarantors as necessary).
Deposits will be returned to the tenant within 30 days of the expiry of the Tenancy subject to the Landlords approval to do so.
We reserve the right to notify utility companies/ the local authority/ other organizations of the commencement/termination dates of tenancies as well as passing on to them any forwarding addresses held by us.
Tenants will be charged a fixed fee of £25.00 + VAT for any cheques that are not honoured or that are represented.
If a tenant is late in paying the rent all costs incurred by the landlord will be charged to the tenant. The tenant will also be charged at a rate of £25.00 + VAT per telephone call made by Centurion Property Management Services Ltd. to chase the same plus £25.00 + VAT per letter sent.
IDENTIFICATION/PROOF OF RESIDENCY
All tenants must show proof of address. Only the following forms of identification are accepted:
- Utility bill (less than 3 months old)
- Full driving license
- Council tax bill (less than 3 months old)
- Mobile phone bill (less than 3 months old)
- Letter on headed paper from your employers’ human resources department stating your home address and period of employment.
- No other form of identification will be accepted.
GUARANTOR
From time to time a guarantor will be required by the referencing agency. A guarantor is usually required if:
- The tenants’ income falls short of the referencing agency’s criteria.
- The tenant has not been continuously employed for the past 18 months.
- The tenant has been working abroad in the previous 6 months.
- The referencing agency deems the tenants’ employment changeable.
- This list is not exhaustive.
The guarantor must meet the same criteria as the tenant (i.e. No adverse credit, be in full time employment etc). The guarantor must earn the equivalent of 3 times the yearly sum of the rent. (If the tenant is renting with a partner this multiple may be lower, please speak to our office if this is the case)
The referencing agency is at liberty to request a guarantor for any application submitted. All tenants should be able to provide a guarantor. If the referencing agency request a guarantor and the tenant can not provide one the agency will decide that the tenant has withdrawn their application. The tenant will therefore forfeit their deposit.
